What is a General Inspection and Real-Estate Inspection?

General Inspection

The inspection includes checking the readily accessible portions of the fireplace system, including the firebox, smoke chamber, and flue pipe.

It includes video scanning methods to examine internal surfaces and joints.

The purpose of the inspection is to ensure the integrity of the fireplace system, freedom from combustible deposits, and the absence of obstructions within the chimney or venting system.

Real-Estate Inspection

A Level 2 inspection is required when any of the following occur:

  • There has been a change in the appliance or type of fuel.
  • The flue lining or venting system has been relined or replaced.
  • There has been a building fire, chimney fire, seismic event, or any other incident that could have caused damage.
  • The property is being sold or transferred.


This Inspection includes everything in a General Inspection, plus an evaluation of all accessible areas of the chimney exterior and interior, including attics, crawl spaces, and basements.
